As a result of a fire caused by an inline fan below the House floorboards in 2013, RVAC Design was required to report on the existing air-conditioning systems and provide recommendations to fix any issues, long term. During the investigation, Ross dropped through an existing floor access panel to inspect a split condensing unit, which exposed 2.5m high voids between the house strip footings. It became obvious that if penetrations were made in the strip footings, a service access tunnel could be used for all of the fan coil units and chilled/heating water pipework to be reticulated below the whole house. The report was then based around an infrastructure that would last the life of the building or at least the next 100 years and hence the proposal was based around a central chilled/heating plant. Funding was allocated in August 2017, the design complete in January 2018 and the project completion date, November 2018.
